		<description>Though I think that mortagage calculators are excellent tools for people to get a general idea of what they might save, users of these calculators should remember that they may not qualify for a particular loan or interest rate. The guidlines for the various types of loans (i.e. conventional, FHA, VA, USDA, etc.) can and do change which is something that a mortgage calculator cannot factor. As I said, these can be good tools for trying to get a general idea but they are no substitute for consulting a mortgage professional.</description>
